Spaces with purpose: How Filinvest shapes the way people live

From parks and places of worship to offices and hospitality developments, Filinvest's projects show how thoughtful design can shape experiences, strengthen communities, and support more sustainable ways of living.

How people experience a place is what ultimately brings it to life.

It is found in the park where they spend an afternoon, the path they walk every day, or the quiet corner that offers a moment of reflection amid the city.

These everyday experiences are at the heart of Filinvest's approach to design.

Across its projects, Filinvest focuses on creating environments that support how people live, work, connect, and thrive. This approach aligns with the Filinvest Group's broader focus on long-term value creation across its businesses in banking, real estate, power, hospitality, sugar milling, and infrastructure.

Nowhere is this philosophy more evident than in Filinvest City, the company's 244-hectare flagship township in Muntinlupa. Bringing together green spaces, commercial centers, residential communities, and walkable environments, it has become a model for integrated urban living and remains the country's only integrated development with LEED v4 Gold certification for Neighborhood Development Plan.

“A space can thoughtfully bring together nature, community, and everyday life. Guided by Filinvest’s 'Green, Inclusive, and Resilient' framework, sustainability innovations are generated by our various teams across the Filinvest Group. Each development is shaped with both customer experience and sustainability in mind,” shared Mark Mulingbayan, chief sustainability officer of Filinvest Development Corp.

Designing for community

At the heart of Filinvest City's masterplan is an interconnected network of green spaces designed to be woven into daily life.

The Filinvest City Park System, which consists of six distinct parks across the township, received a Platinum Award at the 2024 London Design Awards for Architectural Design for Public Spaces. Beyond aesthetics, the park network supports the township's broader sustainability goals through intentional open space allocation, circular plant production practices, and the use of native trees.

Among its defining features is Spectrum Linear Park, an innovative green corridor that stretches nearly a kilometer through the township. Tree-lined walkways, landscaped paths, lighted seating areas, and outdoor art installations create a destination that encourages movement, interaction, and relaxation.

Spaces for reflection

The same philosophy extends beyond public spaces into places that foster reflection and community.

Our Lady of Lourdes Chapel has been recognized with multiple architectural design awards since its completion. 

Within Filinvest City stands the Our Lady of Lourdes Chapel, a project developed by Filinvest Alabang Inc. that has gained international recognition for blending spirituality, architecture, and nature. Designed by Hiroshi Nakamura & NAP Architects, the chapel won at the 2024 London Design Awards under Architectural Design—Landmarks, Symbolic Structures.

Conceived as a symbol of love and peace, the chapel features a winding pathway inspired by the Via Dolorosa and an inverted white lily symbolizing the Virgin Mary's welcoming embrace. It follows the natural contours of the site while preserving century-old acacia trees along the river.

Its use of sustainable materials, passive cooling strategies, and energy-efficient systems demonstrates how environmental stewardship can complement faith and community engagement.

Workplaces built for the future

Purposeful design also shapes the way Filinvest approaches modern workplaces.

Northgate Cyberzone, an 18.7-hectare information technology park within Filinvest City, is a PEZA-registered zone set in a unique campus setting that is designed and built around the needs of technology-based companies. 

Within Northgate Cyberzone, the company's 18.7-hectare PEZA-registered information technology park known as the BPO IT Park of the South, office developments are designed to support both business performance and employee well-being.

Parkway Corporate Center offers businesses of all sizes high-performance and sustainable workspaces at the heart of the Filinvest City. 

Axis Tower One, owned by Filinvest REIT Corp., is a 25-storey PEZA-certified Grade A office building within the four-building Axis Towers complex. Its X-pattern configuration maximizes natural light and reduces solar heat gain, while its LEED Gold-certified design promotes comfort and sustainability.

Parkway Corporate Center, the first office development in the Philippines to achieve a LEED v4 Core and Shell rating, incorporates geothermal energy, optimized daylight access, water-saving fixtures, and shared green spaces that support occupant well-being.

One Filinvest in Ortigas, a LEED Gold-certified development, integrates energy-efficient systems and climate- responsive design to support a more sustainable and comfortable workplace environment. 

Meanwhile, One Filinvest in Ortigas is a LEED Gold-certified office and retail development at the intersection of Ortigas and ADB Avenues. Offering nearly 39,000 square meters of premium office space, it combines climate-responsive design and energy-efficient systems to create a more comfortable and sustainable workplace environment.

Mindful hospitality

The philosophy of purposeful design extends beyond offices and urban spaces into hospitality.

Currently under development, Grafik Pine House in Baguio reflects a more immersive approach to hospitality—one rooted in sensory experience, culture, and place.

Conceived as a gateway to the mountains, the 256-room hotel encourages guests to engage with their surroundings, from the scent of pine and shifting mist to the flavors of the highlands. It will feature a spa and four dining concepts, including Saleng, a signature restaurant inspired by Cordilleran culture and local ingredients.

At its core, Filinvest's approach is rooted in a simple idea: architecture should do more than create structures—it should create experiences.

"What really brings these spaces together is a common design principle—seeing architecture as something that enhances your experience and supports a sustainable way of living. As Filinvest moves forward and grows, it's all about creating more meaningful ways for people to live," said Mulingbayan.

As cities become denser and lifestyles continue to evolve, developers are increasingly being challenged to think beyond individual buildings and create environments that support everyday life. Across Filinvest’s spaces, their approach suggests that the most memorable developments may not be defined by their structures alone, but by the experiences they make possible.
