Megaworld at 35: Still the biggest office developer and landlord in the country

By MIGUEL LIBOSADA Published Jun 14, 2024 3:55 pm

Megaworld is the Philippines’ largest office developer and landlord, with over 1.5 million square meters of office spaces from its townships across the Philippines. And by 2030, it is increasing its office footprint to two million square meters.

The company began with its development of Eastwood City in Quezon City as a cyberpark. Today, Eastwood City is home to around 30,000 IT-BPO employees, making it a pioneering model of a successful cyberpark where office workers enjoy the benefits of the live, work, play concept that Megaworld pioneered in the late ‘90s.

Beyond Eastwood

Megaworld has further expanded its IT-BPO office footprint to its other townships across the country. This includes McKinley Hill in Taguig City, which has the biggest number of BPO workers in a township with almost 50,000 employees. Across McKinley Hill is McKinley West, a 34.5-hectare township. Further into Fort Bonifacio is the 15.4-hectare Uptown Bonifacio, which is also home to several top IT-BPO companies.

At present, the company continuously expands across Metro Manila and nearby provinces with the establishment of more BPO office towers in ArcoVia City in Pasig City, as well as in Southwoods City in Biñan, Laguna. Further south, Megaworld is also expanding its BPO office footprint, particularly in Iloilo City through its 72-hectare Iloilo Business Park.

Today, Iloilo Business Park dominates the market share for BPO office spaces in the entire Iloilo City. Megaworld brought in some first-time IT-BPO locators to the city, such as Carelon and WNS. It is now home to about 15,000 BPO office workers.

Megaworld is continuously expanding to other parts of the Visayas, particularly in its 30-hectare The Mactan Newtown township in Lapu-Lapu City, Cebu where the company has already built eight office towers to date. The Mactan Newtown is currently home to companies Manulife, Concentrix, and ResultCX, among others, providing job opportunities for the people of Lapu-Lapu City and nearby towns and cities in the province of Cebu.

In Bacolod, meanwhile, Megaworld is also building office towers, with its first office development, the No. 1 Upper East Avenue, ready to open within the year.

Today, the company’s townships host more than 150,000 BPO office workers across the Philippines, making these townships cradles of the growing IT-BPO industry in years to come.
